RESIDENTIAL RENTAL CHECKLIST

    Visit Property

    Come by the office and request a key to view the inside of the property. Physically viewing the property is required before your application will be processed.

    Complete Application

    We must receive your application before we can begin the approval process.

    PROOF OF ID

    You will need to bring by the office:

    • your picture ID.
    • your social security card or Tax ID number
    • your check stub or other income verification.

    (We will need this information on all residents who are 18 or older.)

  • 4

    APPLICATION FEE

    There is a $50 fee, per adult 18 and older, to process the application. Fee must be paid in cash and is non refundable.
    (We do run a credit report.)

If your application is approved

  • A

    Pay the security deposit

    Security deposit is usually the same as the rent. The deposit will hold the property for no longer than fourteen days; the full deposit and first month’s rent will hold it for 14 days.

    Paperwork

    Read carefully and sign all paperwork.

  • C

    Secure Utilities

    Use the security deposit receipt to have the power turned on in your name. We must have a receipt from CPW or Duke Power before we can give you the keys to the property.

    1. If the property is located in the city limits: Take the first page of your lease to CPW, located in front of the Court House OR call 964-942-8100. Their fee is usually less than $50.00
    2. If the property is located outside the city limits: call Duke Power at 800-777-9898. Their fee varies.
  • D

    Renter’s Insurance

    It is not the property owner’s responsibility to insure the contents of the property. You should insure your personal possessions. An insurance agent can discuss the cost of tenant’s insurance with you. The price is very reasonable.

  • E

    Repair Number

    Keep the repair number, 864-223-4274, and repair information sheet in your phone book, for future reference.
